Wyandotte City Certifications


 

When selling a home, income property, or commercial building in the City of Wyandotte, a resale inspection must be ordered with the Building Department, located at 3131 Biddle Avenue in Wyandotte's City Hall. The cost of the inspection for a single-family home is $180.00;  a two-family dwelling is $270.00 and each additional unit in the same building is $90.00. A commercial inspection has a minimum fee of $200.00, plus .10 (ten cents) per first-floor square foot and .05 (five cents) per square foot for each additional floor.  Call the Building Department, 734.324.4550, for additional information.

When should the inspection be ordered? As soon as you are sure you want to sell. The report is good for one year.

Can a home be sold "As Is?" Yes, but the City Certs must still be ordered. The Building Department assigns a dollar-value to the escrow it will require; the Seller or Buyer can place the required funds in escrow, but only the Buyer is eligible to receive the money held in escrow, and only after the City has successfully reinspected the property. The dollar-figure is not meant to reflect the true cost of the repairs; Buyers and Sellers are encouraged to make their own determinations as to the ultimate cost of bringing a property up-to-code.

How long does the Buyer have to complete the City-required repairs? Six months.

What if the home doesn't pass upon re-inspection? The first re-inspection is free, but subsequent visits will cost $30.00 per inspector.

Update/New Ordinance, #1274:  As of 24 October, 2006: Newly issued Certificates of Approval shall be valid for five (5) years, and Certificates of Compliance shall be valid for ten (10) years from the date of issue unless the property is sold or transferred.  A new inspection and a new Certificate of Compliance shall be required prior to the sale or transfer of a rental dwelling or a rental unit after five (5) years from the issuance of a Certificate of Compliance or if a Certificate of Compliance is revoked by the City Engineer. A new residential dwelling which has never been occupied will be issued a Certificate of Approval upon final inspection of the new construction work, and will be valid for five (five) years from the date of issuance.
