Wyandotte City Inspections
Residential and Commercial Resale Inspections, effective 10/01/17, Ord. #1443-1444
The City of Wyandotte has required "Upon Sale" inspections of home, apartment buildings and commercial buildings
The fee is $196.00, and is paid at the Wyandotte Building Department at City Hall at the corner of Biddle Ave. and Eureka.
The City will send an electrical inspector, building inspector, building inspector and a representative from the Fire Department to the home. They will prepare a report with the code violations and the Building Department will assign an Escrow that governs the money needed to be deposited with the Building Department in order for the property to transfer to the new buyer.
If the seller elects to complete all violations and has the property successfully reinspected by the City, the seller will receive a full Certificate of Approval which is good for five calendars years from its issuance and is transferable within those five years. If it is brought up-to-code, no escrow is necessary.
If the property is sold "As-Is" with the buyer to assume the responsibility of completing the violations, the Escrow amount established by the Building Department must be deposited prior to closing, and a Temporary Certificate of Approval will be issued so that the sale can close. The buyer must sign an Affidavit that acknowledges the repairs to be done, and has six months to complete them.
The fee for a two-family home is $294.00.
The fee for each additional unit in the same building is $98.00 per unit.
The fee for apartment buildings with 25 units or more is $2,548.00.
The minimum fee is $200.00
The fee for the first floor is $.10 (ten cents)per square foot.
The fee for the second and any additonal floors is $.05 (five cents) per square foot.
